Market Intelligence That Moves With You

The 10-Year At 5.18%

Bonds Hit a 19-Year High. Tech Rallied Anyway.

The bond market is pricing more Fed pain. The Nasdaq just booked its best two weeks in months. Both can’t be right.

The market opens this morning with one number circled. Core PCE lands Wednesday at 8:30 AM. That’s the Fed’s preferred inflation gauge. The print that tells you which market is lying.

Key Idea

The 10-year Treasury yield touched 5.18% last week. That’s the rate the government pays to borrow for a decade. It sets the floor under your mortgage and the ceiling over every stock multiple. Highest since 2007\. And it says the Fed isn’t done. The Nasdaq rallied anyway. Wednesday’s inflation print decides who’s right.

Our Partners

You don’t have time for a 2,000-word pitch. So here’s the whole case, fast.

Green Coffee Company. Colombia’s largest coffee producer.

Share price: $1.10.

Revenue: $1M in 2021 to $26M in 2025.

Farms: 45, with roughly 10 million coffee trees.

Processing: 1M+ pounds a week, the largest capacity in Colombia.

Retail: 3,000+ stores across 21 states — Target, Walgreens, Kroger, Harris Teeter, and more.

Investors already in: 2,000+.

Capital raised to date: $120M+.

Brand: exclusive U.S. and Canada distribution rights to Juan Valdez.

Bonus: up to 20% bonus shares depending on investment size.

That’s the pitch. A vertically integrated coffee company in Colombia, already on American shelves, already producing real revenue, still private, and open to individual investors with no accreditation required.

Everything above is spelled out in the offering. The company is still private, so liquidity is limited and returns are never guaranteed — read the full details before you decide.

Private investments are speculative and illiquid. Returns are not guaranteed. Review the offering circular before investing. Under Regulation A, a company may change its share price by up to 20% without requalifying the offering with the Securities and Exchange Commission.

The Bond Market’s Warning

On September 16, the Fed raised rates for the first time since 2023\. A quarter point. The new range: 3.75% to 4.00%. Kevin Warsh, the new chair, vowed a “timelier return” to 2% inflation. The vote was unanimous. 12 to 0.

Then the bond market did the math. The 10-year climbed to 5.18%. The 30-year touched 5.37%. Both the highest since 2007\. Traders now put the odds of another hike in October near 70%.

Read that again. The market thinks one hike wasn’t enough.

Higher yields mean higher borrowing costs on everything you finance. Your mortgage. Your credit card. The debt every company in your portfolio has to roll over. When bonds pay 5%, stocks have to work harder to justify their price.

The bell rings at 9:30 this morning. Watch the 10-year first, before you look at a single stock. It is the tell.

The Two-Market Split

The Nasdaq ignored all of it. The tech-heavy index rallied 6.5% in two weeks. Meta led the charge. That’s the company behind Facebook and Instagram, now betting hard on AI agents. Its new Muse assistant sent the stock up roughly 30% in a month to a fresh 52-week high.

Meanwhile the Dow sits 6.6% below its record.

Think about that for a second. The same week bonds screamed danger, tech investors bid up the most rate-sensitive stocks they own. That is not a contradiction. That is a signal.

One of these two markets is wrong. Growth stocks are worth less when yields rise, because their profits sit years out. Higher discount rate, lower value today. Yet the Nasdaq acted like rates were falling.

If you own tech, you own that bet whether you meant to or not. Size it before Wednesday.

What Wednesday Decides

Core PCE lands Wednesday at 8:30 AM. That’s the inflation gauge the Fed watches above all others. It strips out food and gas to show the underlying trend. A hot number confirms the bond market. A cool one hands the Nasdaq its case.

One thing is already helping. Oil. WTI crude slipped to $92 on hopes of a deal to reopen the Strait of Hormuz. That’s the shipping lane that carries a fifth of the world’s oil. Cheaper crude cools inflation and takes pressure off the Fed.

But you aren’t feeling relief at the pump yet. Consumer sentiment just fell to 48.1, a four-month low, on high gas prices and tariff worries.

Then the jobs report Friday. Two prints. Four days. They set the tone for October.

In 1992, Starbucks went public at a split-adjusted price near $0.27 a share. The gain since then runs to roughly 40,000 percent.

That window closed decades ago. The more useful question is where coffee’s next growth story begins.

Green Coffee Company owns 45 Colombian farms and around 10 million trees, and its products already reach Target and Walgreens. Shares are $1.10 while it is still private.

What 5.18% Actually Reprices

Here’s where it gets interesting. The 10-year isn’t just a bond quote. It’s the number every analyst plugs in to value a stock. When it sat at 4%, a dollar of Meta’s 2030 profit was worth more today. At 5.18%, it’s worth less. The math got harsher on exactly the stocks leading this rally. The Nasdaq didn’t reprice for it. That gap between the bond math and the stock price is your risk. And it closes one of two ways. Yields fall, or tech does.

Three Ways This Week Breaks

Base

Core PCE comes in near forecast, around 3% on the year. Yields hold near 5.1%. The Nasdaq consolidates without giving back its gains. Rotate nothing. Hold quality tech like MSFT and META, and park cash in short-term Treasuries through SGOV to earn over 4% while the split stays unresolved into Friday’s jobs report.

Upside

PCE cools below expectations. The 10-year drops back toward 5.0%. That validates the Nasdaq’s bet and the rally broadens. Growth names extend through QQQ, NVDA and META. Small caps join as rate fear eases, so IWM works too. This is the “bonds were wrong” outcome. Add on the print, not before it.

Risk

PCE runs hot, above 3.1% core. The bond market wins. The 10-year pushes toward 5.3% and the Nasdaq gives back its two-week rally fast. Expect a 3–5% pullback in tech over the following week, steeper in unprofitable growth like ARKK. Bonds have led stocks for two weeks straight, so betting against them here is betting the trend snaps on cue. Trim the highest-multiple names and raise cash or add SGOV before Wednesday. A hot print puts an October hike back in play.

Our View

We told you in June that the 10-year crossing 5% would change everything. It did. Now it’s at 5.18% and the Nasdaq is acting like it never happened. We don’t buy it. The bond market has been right for two weeks while stocks rallied on hope. When a 19-year high in yields meets a two-week melt-up in tech, one side is early and one side is wrong. Wednesday’s print tells you which. You have two sessions to position before it lands. Our read: respect the bond market until the data says otherwise. Keep some powder dry. You get paid over 4% to wait in SGOV, and you’ll want that cash if PCE runs hot. The market that prices your mortgage is the market that runs your portfolio. It always has.
